  4. Auctions
    Buying houses at auction is a fast process where undervalued properties are sold to the public through competitive bidding. Auctions are either in person or online and can be advantageous for a fix and flipper and a long-term investor. Most auctions require a 5%-10% deposit the remainder within 30-45 days (if you win).
  5. Wholesales / Snap Flip
    Wholesaling real estate involves an investor buying a property or getting a property under contract and then selling the house or assigning the contract as quickly as possible. The investor may wholesale the property to another investor who will then fix up the property and rent it or flip it.
  6. Short Sales
    Usually anywhere from 60-120 days plus, as it all depends on the seller lender, documentation and their loss mitigation department. The time it takes to get one through and short sales are very similar to foreclosures and REO's, you buy them as is and they can take double the time from contract to close. More and more banks will be more willing to do a short sale, as opposed to a foreclosure.
